Missives
This is the contract between you and the seller or the purchaser. The contract takes the forms of letters, between us on your behalf and the solicitors acting for the seller/purchaser.

Survey
A report instructed by us and carried out on your behalf by a Chartered Surveyor on the property you wish to purchase giving you an indication of value and whether there are any defects.

Moveables
Items such as carpets, curtains, cookers, and fridges, which are being sold by the seller with the property.

Date of Entry
If you are buying, this is the day the purchase price is paid by us on your behalf to the seller's solicitors and in exchange you get the keys for the property. If you are selling this is the day we receive the sale price from the purchaser's solicitors on your behalf and in exchange you hand over the keys to the purchaser.

Disposition
This is a legal document, which is signed by the seller and gives you legal title to the property you are buying.

Factors
If you are buying a flat this is a private company, which deals with the maintenance, repair and insurance of the tenement, or block of which the flat forms part. This company will send you a bill every six months for your share of the cost of such maintenance, repair and insurance.

Redemption Statement
If you are selling a property and you have a mortgage we will obtain a statement from your mortgage lender to show you how much of a loan you will need to repay from the sale price. We will repay the loan on your behalf from the proceeds of the sale.

Alterations
The property you are buying may have been altered by the seller. Common alterations include the removal of internal walls, the blocking off or opening up of doorways or windows, the insertion of patio doors, the addition of extensions, conservatories and garages, and the creation of bedrooms in attic space with the addition of Velux or dormer windows. We will check this from your survey and will make sure all Local Authority documentation for these alterations are provided by the seller's solicitors.
